Written Guidelines

The following list of Rules and Regulations shall be considered an integral part of the lease agreement between Lakeside Community; the Landlord, Management or authorized Agent/s (Lessor), and:_____________________________________________________________, the lessee/s , (person/s renting property under a written lease from the owner) renting the home or lot at _______________________________________________________________, Rolla, MO 65401 located in Lakeside Manufactured Home Community.

**It is understood that violation of any or all Rules and Regulations can or will result in eviction from Lakeside Manufactured Home Community as outlined in the Lease Agreement.
1. Terminology:
a. Home lease or rental (this includes corporate rentals): pertains to residents renting or leasing a manufactured home located in Lakeside Manufactured Home Community.
b. Lot lease: pertains to residents who own their manufactured home and are renting or leasing the lot at Lakeside Manufactured Home Community (Homeowner).
c. ALL RESIDENTS: This pertains to ALL residents whether renting a home or a homeowner renting a lot.
2. Upon Moving in to the Community
d. ALL RESIDENTS: Within 30 days of move-in date, acceptable window coverings will be installed such as curtains or mini-blinds. Sheets, blankets, flags, paper and tin-foil are some examples of UNACCEPTABLE window coverings.
e. Homeowners: Portable steps will NOT be allowed for the front or back doors of your home. You will have 30 days after your move-in to build or have steps, a porch or a deck built.
3. Home Maintenance:
Each resident will be responsible for maintaining their home, which will be pleasing to other residents and their guests.
f. Home lease or rental: * See Rule number nine (9).
g. Homeowner: Each Homeowner will be responsible to maintain the outside of their home at their own expense. This includes painting, siding, skirting, upkeep of porches and decks, mildew on the outside of the home, rotted wood, broken windows, torn screens and other repairs. IF the appearance is NOT kept up, eviction will ensue and the home will be removed within 60 days at the Homeowners expense.
4. Pets
h. Home lease residents: Absolutely NO pets are allowed unless it is a licensed or certified companion or guide animal.
i. Homeowner: Absolutely NO OUTSIDE pets will be allowed. On an individual basis, one (1) small indoor dog or cat may be allowed, but must have prior approval from Management. This rule is NOT a guarantee that an indoor pet will be allowed in all circumstances. All decisions by Management are final and non-negotiable. In the event that A PET is approved, the Homeowner must keep their pet on a leash and under complete control at all times when they have their pets outdoors. THIS INCLUDES CATS. Pets may NOT be chained up and left unattended. Pet droppings must be picked up and disposed of immediately. If the Homeowner is found to be in violation of this rule they will be subject to immediate eviction.
5. Porches, decks, steps and outbuildings
a. Home lease residents: Storage sheds and a porch or deck is provided on your lot.
* See (b and c.) as this also pertains to home lease residents.
b. Homeowners: All porches, decks, and outbuildings must have prior approval from Management before they are constructed or delivered to Lakeside Manufactured Home Community. Any porch, deck, or outbuilding constructed or delivered without prior approval by Management shall be removed from the premises at the owners expense within 48 hours.
c. Either the deck or under the deck and porch will NOT be used for storage. Outside furniture is acceptable but in MODERATION!
6. Maximum Occupancy: ALL RESIDENTS!
At NO time will there be more than eight (8) people occupying the premises at one time, whether it be guests or tenants or any combination of guests and tenants.
7. Guests: ALL RESIDENTS!
No guests of the Tenants may occupy the Premises for longer than ONE week without the prior written consent of the Landlord. NO ONE other than the Tenants immediate family or transient relatives and friends who are guests of Tenant, are to use or occupy the Premises. The Tenant is fully responsible for any guest or visitor at all times!
8. Trash removal: ALL RESIDENTS!
Lakeside Manufactured Home Community provides dumpsters for residents household trash. Only household trash shall be placed in these dumpsters. Tires, batteries, water heaters, appliances, and hazardous waste are not accepted by the garbage hauler. Residents must make their own arrangements for the disposal of these items.
9. Automobiles and other large work vehicles: ALL RESIDENTS!
Each tenant is allowed two (2) automobiles on the concrete pad (driveway) designated for residents home. DO NOT park on the grass. Temporary guests may park on the street in front of the Tenants home for up to 12 hours, providing mail delivery is not hindered. No auto repair or maintenance will be allowed on premises. Disabled vehicles will be removed within 24 hours, or Management will have the vehicle towed at the lessees expense.
a. Semi-tractor trailer trucks or other large work vehicles will not be allowed to be parked anywhere at Lakeside Community premises.
10. Children: ALL RESIDENTS WITH CHILDREN!
Parents MUST be responsible for their children. Children will not be allowed to roam unsupervised on any property other than their own familys lot, unless given permission by another homeowner. Disrespect to others and their property will not be tolerated. IF children are found to be in violation of this rule, the child/children AND parent/s will be warned verbally the first time, the second time in writing, and the third time will be subject to immediate eviction from Lakeside Manufactured Home Community.
11. Curfew: ALL RESIDENTS WITH CHILDREN!
There is a 6 PM curfew implemented at Lakeside Manufactured Home Community Please inform your children of this rule and make sure they are home by 6PM. There are NO exceptions.
12. Swing sets and pools: ALL RESIDENTS!
There will be no swing sets or pools/wading pools allowed on your lot or anywhere on the premises.
13. Outside items and/or trash: ALL RESIDENTS!
Toys, bicycles, wagons or other things must not be left outside the home when not in use. This also includes, but not limited to yard ornaments, firewood, building materials or any other items or trash shall not be outside lessee/s home. Not only does the clutter look bad, when there is a yard full, it is nearly impossible and very time consuming to mow and weed-eat. Please remove these items.
14. Disturbing the peace: ALL RESIDENTS!
Any action, which can be construed as violating your neighbors peaceful enjoyment of their home, which is their right, will be considered disturbing the peace. This includes but is not limited to excessive volume of the radio, stereo, televisions, or other electronic or musical instruments, noisy automobiles, yelling, arguing, and fighting. This pertains to ALL residents regardless of age.
** I have read and I understand the above Rules and Regulations of Lakeside Manufactured Home Community. My family and I, as Lessee/s, agree to comply with all the Rules and Regulations of Lakeside Manufactured Home Community. I understand that failure to comply with the Rules and Regulations of Lakeside Manufactured Home Community will result in my immediate eviction from Lakeside Manufactured Home Community, at my expense, by Management. I hereby relieve Lakeside Manufactured Home Community and its affiliates from any and all liability from or extending from this relationship.

If any one of the above listed rules is deemed against the law, by a court of law, all other remaining Rules and Regulations will continue to be enforced by Lakeside Community. I understand that as a lessee/s of either a home or a lot at Lakeside Manufactured Home Community, my family and I will continue to be legally bound by all remaining Rules and Regulations of Lakeside Manufactured Home Community. I understand that these Rules and Regulations work in conjunction with the Lease Agreement I signed. **
